Abu Dhabi property market review in the third quarter

Abu Dhabi's residential property market has seen significant price growth in the third quarter of 2024. According to July-September data, flat prices rose 9% to an average of $3300 per m², while villa prices increased 8% to $2900 per m². Rental rates have also increased, with flat rents up 9% to $19,300 per annum and villa rents up 4% to $44,400 per annum.

Popular areas for new projects from Abu Dhabi developers include Hudayriat Island, Ramhan Island, Saadiyat Island and Yas Island, which offer modern UAE residential developments with unique living conditions and advanced infrastructure.

Areas to buy flats

Budget segment: Al Reef, Masdar City, Al Ghadeer with an average price of $233,000.

Premium segment: Al Reem Island, Yas Island, Al Raha Beach, where the average price of flats reaches $378,000.

Areas for buying villas

Budget segment: Al Reef, Al Shamkha, Zayed City with an average price of $596,000.

Premium segment: Yas Island, Saadiyat Island, Al Reem Island with an average price of $1,157,000.
